นโยบายฉบับนี้จัดทำโดย บริษัท สยามวิลัย ดีเวลลอปเมนท์ จำกัด ("บริษัท", "เรา") ครอบคลุมแอปพลิเคชัน SVLM Thailand (th.co.svlm.customer) สำหรับผู้ที่กำลังมองหาที่อยู่อาศัย, แอปพลิเคชัน SVLM Agent (th.co.svlm.appagent) สำหรับนายหน้าและพนักงาน, และเว็บไซต์ appagent.svlm.co.th อธิบายว่าเราเก็บรวบรวม ใช้ เปิดเผย และคุ้มครองข้อมูลส่วนบุคคลของท่านอย่างไร ตามพระราชบัญญัติคุ้มครองข้อมูลส่วนบุคคล พ.ศ. 2562 (PDPA)

This policy is issued by Siamvilai Development Co., Ltd. ("the Company", "we") and covers the SVLM Thailand app (th.co.svlm.customer) for people looking for a home, the SVLM Agent app (th.co.svlm.appagent) for brokers and staff, and the appagent.svlm.co.th website. It describes how we collect, use, disclose and protect your personal data under Thailand's Personal Data Protection Act B.E. 2562 (2019).

1. ข้อมูลที่เราเก็บรวบรวม

We collect different data depending on your role: contact details and housing requirements for people searching; contact details and bank details for owners and landlords; lease, utility and service-request records for tenants; national ID number and registered address for broker applicants; commission and performance records for brokers and staff; counterparty names, commission figures and electronic signatures on documents; and, automatically, a login token stored on your own device, OTP codes, call records, and access logs containing a username and IP address.

ข้อมูลอ่อนไหว เช่น สัญชาติและเพศ จะถูกเก็บก็ต่อเมื่อท่านให้ไว้เองโดยสมัครใจ ท่านไม่จำเป็นต้องให้ข้อมูลเหล่านี้เพื่อใช้บริการ และสามารถขอให้ลบได้ทุกเมื่อ

We process your data to perform our contract with you, for the legitimate interests of operating a brokerage, to comply with the law, and with your consent where the law requires it. Sensitive data such as nationality and gender is stored only if you volunteer it; it is not required to use the service and you may ask us to erase it at any time.

4. คุกกี้และการจัดเก็บข้อมูลในเครื่อง

เราไม่ใช้คุกกี้เพื่อติดตามพฤติกรรมสำหรับโฆษณา และไม่ขายข้อมูลของท่านให้ผู้ใด สิ่งที่เก็บไว้ในเครื่องของท่านคือโทเค็นสำหรับคงสถานะการเข้าสู่ระบบและการตั้งค่าภาษาเท่านั้น ท่านลบได้เองโดยการออกจากระบบหรือล้างข้อมูลแอป

5. การเปิดเผยข้อมูลต่อบุคคลที่สาม

เราเปิดเผยข้อมูลเท่าที่จำเป็นต่อผู้ให้บริการที่ช่วยให้ระบบทำงานได้ ดังนี้

เราไม่ขาย ไม่ให้เช่า และไม่แลกเปลี่ยนข้อมูลส่วนบุคคลของท่านเพื่อวัตถุประสงค์ทางการตลาดของบุคคลอื่น

We disclose only what is necessary to the providers that make the service work: our SMS provider (OTP and payment reminders), Google (calendar, meeting links and documents, for accounts you connect yourself), Meta's WhatsApp and LINE where you choose those channels, our payment provider (we do not store your card number), and our AI provider for messages you send to the assistant. We do not sell, rent or trade your personal data.

ตาม PDPA ท่านมีสิทธิดังนี้

ในบางกรณีเราอาจจำเป็นต้องเก็บข้อมูลบางส่วนไว้ต่อ เช่น เอกสารทางบัญชีและภาษีที่กฎหมายกำหนด หากท่านต้องการใช้สิทธิ กรุณาติดต่อตามช่องทางในข้อ 11

Under the PDPA you may access, correct, erase, restrict, object to, or port your data, withdraw consent, and complain to the Personal Data Protection Committee. Some records — accounting and tax documents in particular — must be retained for a period the law sets, even after a deletion request.

8. ความปลอดภัยของข้อมูล

แม้เราจะใช้มาตรการตามสมควร แต่ไม่มีระบบใดปลอดภัยอย่างสมบูรณ์ หากเกิดเหตุละเมิดข้อมูลส่วนบุคคลที่มีความเสี่ยงสูง เราจะแจ้งท่านและหน่วยงานที่เกี่ยวข้องตามที่กฎหมายกำหนด

9. ข้อมูลของผู้เยาว์

บริการนี้มีไว้สำหรับผู้ที่มีอายุ 20 ปีบริบูรณ์ขึ้นไป หรือผู้ที่ได้รับความยินยอมจากผู้ปกครองแล้ว เราไม่มีเจตนาเก็บข้อมูลของผู้เยาว์ หากพบว่ามีการเก็บโดยไม่ได้รับความยินยอมที่ถูกต้อง เราจะลบข้อมูลนั้น

10. การเปลี่ยนแปลงนโยบายนี้

เราอาจปรับปรุงนโยบายนี้เมื่อบริการเปลี่ยนแปลงหรือเมื่อกฎหมายกำหนด ฉบับล่าสุดจะเผยแพร่ที่หน้านี้เสมอ พร้อมระบุวันที่ปรับปรุงไว้ด้านล่าง หากเป็นการเปลี่ยนแปลงในสาระสำคัญ เราจะแจ้งให้ท่านทราบผ่านแอปพลิเคชัน
